NOTICE OF APPLICATION

Pursuant to Section 50.40.4 of the Beaverton Development Code, public notice of the following development application is being provided:
LD2016-0002, TP2016-0003, FS2016-0001
(SW 155th 3-Lot Preliminary Partition)
The applicant is seeking Preliminary Partition (LD2016-0002) approval to divide a property of approximately .75 acres in size, into three individual parcels, intended for single family residential. To accommodate the development of the site, the applicant proposes the removal of eighteen (18) trees from the subject site. The proposal to remove trees from the subject property requires Tree Plan Two (TP2016-0003) approval. The applicant also proposes to reduce the rear setback of lot 3 (three) which requires Flexible Setback (FS2016-0001) approval. The existing house in the northernmost portion of the subject site is proposed to remain. The address of the site is 10510 SW 155th Avenue, also described as tax lot 00100 of Washington County’s Tax Assessors tax map 1S132BD.
To be addressed in the staff report and decision, written comments on the above development proposal shall be submitted no later than 4:30 p.m. on Wednesday, September 07, 2016. Mailed written comments shall be sent to the City of Beaverton Planning Division, PO Box 4755, Beaverton, OR 97076. Written comments submitted in person shall be delivered to the Planning Division, 4th Floor, Beaverton Building/City Hall, 12725 SW Millikan Way.
The decision-making authority for the above application is the Planning Director. Any decision on the above development application shall be based on the Approval Criteria contained in Preliminary Partition: Beaverton Development Code Section 40.45.15.4.C, Tree Plan Two: Section 40.90.15.2.A.1, Flexible Setback for a Proposed Residential Land Division: Section 40.30.15.3.C and Facilities Review: Section 40.30.
Pursuant to Section 50.45.18, within seven (7) calendar days from the date the decision making authority adopts a land use order, the Director shall cause the order to be signed, dated, and mailed to the applicant and the property owner.
