Pursuant to Section 50.45.4&6 of the Beaverton Development Code, public notice of the following application is being provided:
135th & Davies 4-Lot Subdivision
(LD2015-0009 / TP2015-0006 / ZMA2015-0005)
The applicant, Mission Homes, has submitted a Zoning Map Amendment (ZMA) to rezone the property at 13455 SW Davies Road from R7 (Urban Medium Density) to R5 (Urban Medium Density). Concurrently the applicant has submitted for a four (4) lot Preliminary Subdivision of the property. A Tree Plan Two application for the removal of Community Trees from the site to accommodate development is also under review.
The site is located at 13455 SW Davies Road.
Tax Lot 5600 on Washington County Tax Assessor’s Map 1S128AB.

The decision-making authority for the above application is the Planning Commission, which will review the proposal in accordance with the approval criteria contained in Development Code Section 40.03 Facilities Review, Section 126.96.36.199.C Preliminary Subdivision, Section 188.8.131.52.C Tree Plan Two, and Section 184.108.40.206.C Quasi-Judicial Zoning Map Amendment.
The Planning Commission is scheduled to hold a public hearing on the above application on Wednesday, August 5, 2015, beginning at 6:30 p.m. The meeting will be held in City Council Chambers, First Floor, Beaverton Building. Pursuant to Section 50.88 of the Beaverton Development Code, written comments or exhibits submitted prior to the hearing to be submitted by staff at the hearing must be received by the City Recorder no later than 4:00 p.m. on the day of the scheduled hearing. All submittals that are more than two (2) letter size pages must include no fewer than ten (10) complete copies of the materials being submitted.
Copies of the staff report will be available for inspection at the Planning Division Planning Counter or may be purchased at reasonable cost or are available for on-line viewing at www.beavertonoregon.gov. NOTICE OF APPLICATION
Pursuant to Section 50.40.4 of the Beaverton Development Code, public notice of the following development application is being provided:
Verizon Wireless Tower at 16405 SW Walker Rd
The applicant requests approval of a Wireless Facility 3 application to construct a new 70-foot steel monopole with antennas at the top extending up to 74-feet, with associated ground equipment within a secure landscaped and fenced area at the north side of Waterhouse RV and Boat Storage facility. The maximum height for wireless communication facilities in the R4 zone is eighty feet. No tree removal is proposed in conjunction with the modifications described above.
The subject site is located at 16405 SW Walker Road. The site is described as Tax Lot 6800 on Washington County Tax Assessor’s Map 1N1-31DD. The total site occupies approximately 4.99 acres.
The Planning Commission is scheduled to hold a public hearing on the above development application on Wednesday July 22, 2015, beginning at 6:30 p.m. The meeting will be held in City Council Chambers, 1st Floor, Beaverton Building/City Hall, 12725 SW Millikan Way. The Beaverton Facilities Review Committee will hold a technical meeting with the applicant on the above development applications on July 1, 2015. The Facilities Review Committee will forward a recommendation to the Planning Commission on the above application based on its conformity to the technical criteria specified in Section 40.03 of the Development Code.
To be addressed in the staff report and decision, written comments on the above development proposal are to be submitted no later than 4:00 p.m. on Wednesday July 1, 2015. NOTICE OF PROPOSED FLOODWAY AND FLOODPLAIN MAP REVISION
The City of Beaverton Public Works Department, in accordance with National Flood Insurance Program (NFIP) regulation 65.7(b)(1), hereby gives notice of the City’s intent to revise a segment of the 1% annual chance (100-year) Beaverton Creek floodway which is generally located between SW Jamieson Road and Highway 217. Specifically, the floodway along Beaverton Creek shall be revised from a point approximately 412 feet west of the Beaverton Creek’s crossing of SW Jamieson Road (a point within McMillan Park) to a point approximately 273 feet west of Beaverton Creek’s crossing of Highway 217 for a total stream distance of 4,355 feet or 0.82 miles.
Beaverton Creek for much of this study area is piped underground; the overflow conveyance of flood waters is primarily along and within 5th Street.
As a result of the floodway revision, the floodway will both narrow and widen at various locations along this reach. The maximum floodway narrowing occurs approximately 358 feet west of SW Western Avenue where the floodway width narrows from 89 feet to only 30 feet. The maximum floodway widening occurs approximately 260 feet east of SW Western Avenue where the floodway width widens from approximately 30 feet wide to 61 feet.
In addition, this revision will result in the 1% annual chance (100-year floodplain, base flood) water-surface elevations both increasing and decreasing along the reach of Beaverton Creek previously described. This revision will result in a maximum increase of 0.44 feet at a location approximately 680 feet west of SW Western Avenue and a maximum decrease of 0.76 feet at a point approximately 358 feet west of SW Western Avenue.
Interested citizens are invited to attend an open house event to be held the evening of Monday, June 15th, in the Council Chambers of City Hall, 12725 SW Millikan Way.
The event will be from 5 to 7 p.m., with a short presentation at 5:30 p.m.
City public works staff and the consultant team that prepared a new flood study will be available to answer questions and help interpret the existing and proposed new regulatory flood maps.
