Pursuant to Section 50.45.4 of the Beaverton Development Code, public notice of the following development application is being provided:
DR2015-0011 (The Meridian at Murray Hill Tree Removal)
The applicant, The Meridian at Murray Hill Apartments, seeks Design Review 2 approval to remove nine dying and three dead landscape trees due to infestation by the bronze birch borer beetle. The total diameter of trees being removed is 110 inches.  The applicant has proposed full mitigation of the entire 110 inches. The site is located at 11601 SW Teal Blvd.  The site is also described as Tax Lot 2100 on the Washington County Tax Assessor’s Map 1S132DC.  The total site is approximately 20.98 acres.
The Beaverton Facilities Review Committee will hold a technical meeting with the applicant on the above development applications on Wednesday, April 15, 2015.  The Facilities Review Committee will review the above application based on its conformity to the technical criteria specified in Section 40.03 of the Development Code.

NOTICE IS HEREBY GIVEN that at 6:30 PM on WEDNESDAY, April 15, 2015, the Planning Commission of the City of Beaverton will initially consider the application described below. The Planning Commission will meet at the Beaverton Building located at 12725 SW Millikan Way, Beaverton, Oregon, in the Council Chambers.
TA2015-0001 DEVELOPMENT CODE OMNIBUS TEXT AMENDMENT The City proposes to amend the Beaverton Development Code to correct minor errors in the text, incorporate Code interpretations, and improve clarity of applications processes and development standards.  The City also proposes changes to make the Code more internally consistent and easier to understand and apply.  The update affects all chapters of the Development Code.
The approval criteria for the Text Amendment are found in Section 40.85.15.1.C. of the Development Code.  You may review a copy of the staff report and all other documents and evidence submitted in relation to these applications at the City’s Community Development Department Public Counter, located on the 4th floor of City Hall, on or after April 8, 2015 (7 days prior to the Planning Commission hearing date).  Office hours are 7:30 a.m. to 4:00 p.m., Monday through Friday, excluding holidays.  The staff report and draft text are also available on the City’s public web site at http://apps.beavertonoregon.gov/DevelopmentProjects/full_list.aspx

NOTICE IS HEREBY GIVEN that at 6:30 PM on WEDNESDAY, April 22, 2015, the Planning Commission of the City of Beaverton will initially consider the applications described below. The Planning Commission will meet at The Beaverton Building located at 12725 SW Millikan Way, Beaverton, Oregon, in the Council Chambers.
CPA2015-0002 / ZMA 2015-0003 – Peterkort Centre Land Use and Zoning Map Amendments
The City proposes to amend the Land Use Map and Zoning Map to implement City land use and zoning designations for five (5) parcels annexed in February 2014.  The properties are currently designated Interim Washington County Transit Oriented-Business.  The parcels are within a station community, as identified on the County’s “Station Community Boundaries” map under Policy 40, Regional Planning Implementation of the County’s Comprehensive Framework Plan for the Urban Area.  The proposal would implement the City’s Station Community (SC) land use designation and the City’s Station Community – Multiple Use (SC-MU) zoning district for the five (5) subject parcels.
The proposal assigns Beaverton’s most similar land use designation to the County’s Policy 40 and implements Beaverton’s most closely matched zoning district to the existing uses of the parcels under the SC land use designation.  The parcels are located north of the Highway 217 / Highway 26 interchange along SW Barnes Road.  The parcels are identified as Tax Lots 100, 200, 201, 300 & 400 on the Washington County Tax Assessor’s Map 1S102-CA.  No new development is proposed as part of these applications.
The initial decision-making authority for the above proposed ordinance actions is the Planning Commission which will review the proposal in accordance with the approval criteria contained in Section 40.97.15.4.C of the Beaverton Development Code and in Section 1.5.1 of the Comprehensive Plan.  The Planning Commission is scheduled to hold a public hearing on the above item on Wednesday, April 22, 2015, beginning at 6:30 p.m.  The meeting will be held in City Council Chambers, 1st Floor, The Beaverton Building, 12725 SW Millikan Way.  The Beaverton City Council is the final decision-making authority for the application.

1st & Angel Mixed Use (CU2014-0009 / DR2014-0146 / LD2014-0013 / SDM2015-0005)
The applicant, Rembold Properties, requests approval for a New Conditional Use, Design Review Three, Replat One for Lot Consolidation, and a Sidewalk Design Modification by the Planning Commission for a mixed-use project. The proposed development will include 87 residential units, including 9 Live/Work units, and approximately 2,300 square feet of commercial space. Live/Work units are a conditional use in the RC-OT zoning district. The applicant has applied for a Sidewalk Design Modification for a reduction of ultimate sidewalk width to nine feet along SW Farmington Road.

The City of Beaverton intends to issue building and site development permits for the proposed Clean Water Services’ Beaverton Pump Station Upgrade project.  The project site at 4150 SW Watson Avenue is completely within the FEMA (Federal Emergency Management Agency) designated 100-year floodplain of Beaverton Creek.  The work proposed includes site grading, parking lot reconfiguration, sidewalk/retaining wall construction, utility work, and new landscaping that will affect flood waters during large storm events.  Written appeals, based solely on anticipated adverse effects of this work, may be filed with the City Recorder on or before 5:00 PM, PDT, Monday, March 9, 2015.  This notice is intended to meet the requirements of Beaverton City Code, Section 9.05.085.  A copy of this code and the proposed plans are available for examination at The Beaverton Building (City Hall), Public Works Department, Site Development Division, 12725 SW Millikan Way (4th Floor), Beaverton, Oregon.
