The City of Beaverton intends to issue site development and building permits for the proposed LCD Storage Expansion project.  The site at 13625 SW Farmington Road (near Menlo Drive, north of Farmington Road and south of the Tualatin Valley Highway) is within the FEMA (Federal Emergency Management Agency) designated 100-year floodplain of Erickson Creek.  The work proposed within the floodplain consists of soil excavation, parking lot reconfiguration, and landscaping that will affect flood waters during large storm events.  Written appeals, based solely on anticipated adverse effects of this work, may be filed with the City Recorder on or before 5 o’clock PM, PDT, Monday, August 4, 2014.  This notice is intended to meet the requirements of Beaverton City Code, Section 9.05.085.  A copy of this code and the proposed plans are available for examination at Beaverton City Hall, Community Development Department, Site Development Division, 4755 SW Griffith Dr., Beaverton, Oregon.

This purpose of this Re-Notice is to reflect a change in the hearing date for the proposed applications to August 20, 2014.
Pursuant to Section 50.45.4 of the Beaverton Development Code, public notice is being provided for the following development applications:
CU2014-0006 DR2014-0051 IRON GATE STORAGE
The applicant requests Conditional Use approval for Self-Storage use of a property located that carries the Industrial zoning district.  The applicant also requests Design Review Two approval for proposed remodel of an existing 39,000 square foot building approximately 36 feet in height at the tallest point.  The proposal also includes the construction of two new secondary buildings approximately 5,400 square feet and 4,000 square feet in size and up to approximately 17 feet in height at their tallest point, and associate site improvements.
Plans for all applications are available for review at City Hall.
The subject site is located at the northern terminus of 5355 SW 107th Avenue north of the intersection of SW 107th and Allen Boulevard.  The property is identified on Washington County Assessor’s Map 1S1 15DA as Tax Lot 01000
The proposal will be reviewed in accordance with the respective approval criteria found in the Development Code of the City of Beaverton, Sections: 40.03 Facilities Review, 40.15.15.3.C Conditional Use, and 40.20.15.2.C Design Review Two.
The Facilities Review Committee is re-scheduled to meet with the applicant on July 30, 2014 to discuss technical issues associated with the application. The Facilities Review Committee is not a decision-making body, but advises the Director and Planning Commission on a project’s conformity to the technical criteria specified in Section 40.03 of the Development Code of the City of Beaverton.  The Director will include the Committee’s recommendation in the staff report to the decision-making authority.  The Facilities Review Committee meeting is open to the public, but is not intended for public testimony.

The applicant, Rembold Properties, requests approval for a Design Review Three by the Planning Commission for a 164,978 square feet senior living facility in the Timberland development.  The proposed development will include 147 total units, with 89 senior independent living, 41 assisted living, and 17 memory care units. The applicant seeks approval of a Major Adjustment application to the Maximum Height and Maximum FAR standards of Chapter 20.  The applicant has applied for a Sidewalk Design Modification for sidewalks and planter strips which deviate from the standards. A Replat One for Lot Consolidation is proposed to consolidate the two existing lots into one lot. A Loading Determination application is sought to reduce the number of loading berths from two to one.
