Caption Annexation at 1025 Rosemont Rd and 20800 Hidden Springs Rd.
Shall the City annex property located at 1020 Rosemont Rd. and 20800 Hidden Springs Rd and apply R?10 zoning?
West Linn Charter Section 3 requires that annexations be approved by the City voters. This measure if approved, would annex a 21?acre parcel of real property located at 1025 Rosemont Rd and 20800 Hidden Springs Rd. The West Linn City Council has determined that the proposed annexations comply with all relevant land use criteria for annexations.

The following will be considered by the Tigard Planning Commission at a Public Hearing on Monday July 6, 2009 at 7:00 PM at the Tigard Civic Center – Town Hall, 13125 SW Hall Blvd., Tigard, Oregon.
Public oral or written testimony is invited. The public hearing on this matter will be held under Title 18 and rules of procedure adopted by the Council and available at City Hall or the rules of procedure set forth in Section 18.390.060.E. The Planning Commission’s review is for the purpose of making a recommendation to the City Council on the request. The Council will then hold a public hearing on the request prior to making a decision.

Notice is hereby given that Douglas Stunkard has been appointed as the Personal Representative of the estate of Rosalind E. Pursuant to Section 50.45.4 of the Beaverton Development Code, public notice of the following development application is being provided:
Huntting Park 5-lot Subdivision. LD2009-0007, VAR2009-0002, ADJ2009-0001, ADJ2009-0002, FS2009-0001
The applicant proposes to divide the existing 0.36 acre parcel into 5 lots for detached housing. Because of the minimum size requirements in the Development Code for detached housing parcels in the R2 Urban Medium Density zoning district, the applicant requests approval of a variance to reduce the required minimum lot width from 70 feet to approximately 33 feet per lot. The applicant also requests approval of a Major Adjustment to the standard that requires that the lot depth of detached housing lots be at least 100 feet. The proposed lots will be approximately 87 feet deep, which is the north –south dimension of the existing parcel. The Development Code also requires that detached housing lots have a depth that is no more than 2 ½ times the width of the lot. With the proposed lot configuration, the applicant cannot meet this standard and requests a Minor Adjustment to allow for lots that have a depth that is 5% more than 2 ½ times the width. In other words, since the applicant is requesting 33 foot wide lots, the standard would require that the lots be no more than 82.5 feet (33 x 2 ½). The Proposed lots are 87 feet deep, which is 2.63 times the lot width. This request is a 5.4% deviation from the standard. The applicant also requests approval of a Zero Side Yard Setback which would allow the buildings to be built along the property lines, instead of having the 10 foot side yard setbacks that are standard in the R2 zone.
To be addressed in the staff report, written comments on the above development proposal shall be submitted no later than 4:30 p.m. on Friday, July 3, 2009. Mailed written comments shall be sent to the Development Services Division, PO Box 4755, Beaverton, OR 97076. Written comments submitted in person shall be delivered to the Development Services Division, 2nd Floor, Beaverton City Hall, 4755 SW Griffith Drive.
The Beaverton Facilities Review Committee will hold a technical meeting with the applicant on the above development application on Wednesday, July 8, 2009. The Facilities Review Committee will forward a recommendation to the Director on the above application based on its conformity to the technical criteria specified in Section 40.03 of the Development Code.
The decision-making authority for the above application is the Planning Commission, which will review the proposal in accordance with the approval criteria contained in Sections 40.03 (Facilities Review), 220.127.116.11.C (Preliminary Land Division), 18.104.22.168.C (Variance), 22.214.171.124.C (Major Adjustment), 126.96.36.199.C (Minor Adjustment), and 188.8.131.52.C (Zero Side or Zero Rear Yard Setback for a Proposed Residential Land Division) of the Beaverton Development Code. The Planning Commission is scheduled to hold a public hearing on the above development application on Wednesday, July 29, 2009, beginning at 6:30 p.m. The meeting will be held in City Council Chambers, 1st Floor, Beaverton City Hall, 4755 SW Griffith Drive.
Pursuant to Section 50.58 of the Beaverton Development Code, written comments or exhibits submitted prior to the hearing to be submitted by staff at the hearing must be received by the Director no later than 4:30 p.m. on the day of the scheduled hearing. All submittals that are more than two (2) letter size pages must include no fewer than ten (10) complete copies of the materials being submitted.
Copies of the staff report are available for inspection at the Development Services Division Planning Counter or may be purchased at reasonable cost or are available for on-line viewing at www.beavertonoregon.gov. Staff reports are published a minimum of seven (7) calendar days before the date of the initial public hearing.
