A public meeting of the Budget Committee of the Columbia Drainage Vector Control, Columbia County, State of Oregon, to discuss the budget for fiscal year July 1, 2010, to June 30, 2011, will be held at Fultano’s Pizza, Clatskanie, OR. The meeting will take place on the 28th of April at 5:00 p.m. The purpose of the meeting is to receive the budget message and to receive comment from the public on the budget. A copy of the budget document may be inspected or obtained on or after April 1st, 2010 at the Vector Control Office, between the hours of 8 a.m. and 4:30 p.m.

TRUSTEE’S NOTICE OF SALE
Victory Outreach Church of Portland, Oregon, as grantor, to Transnation Title Agency of Oregon, as trustee, in favor of EVANGELICAL CHRISTIAN CREDIT UNION, as beneficiary, dated November 17, 2005, recorded November 18, 2005, in the mortgage records of Columbia County, State of Oregon (Official Records), as Fee No. 2005-015702 (Deed of Trust), covering the following described real property situated in the above mentioned county and state:

Commonly known as:
1020 and 1070 Columbia Blvd., St. Helens, OR 97051

The beneficiary and the trustee have elected to foreclose the Trust Deed by advertisement and sale to satisfy the obligations that the Trust Deed secures and a Notice of Default has been recorded pursuant to Oregon Revised Statutes 86.735(3). The defaults for which the foreclosure is made are:

Monthly principal and interest installments of $4,352.41 each, beginning August 1, 2009, until paid, late charges accruing monthly in the amount of $261.14, delinquent property taxes, cost of foreclosure report; attorney fees, trustee’s fees, together with any other sums due or that may become due under the Note or by reason of this foreclosure and any further advances made by Beneficiary as allowed by the Note and Trust Deed.

Based upon the defaults, the beneficiary has declared all sums owing on the obligation secured by the Trust Deed immediately due and payable, those sums being the following:

The principal sum of $584,550.36 with interest on the principal balance at the note rate of 7.875 percent per annum, from August 1, 2009, until paid; late charges accruing monthly in the amount of $261.14; cost of foreclosure report; attorney fees, trustee’s fees, together with any other sums due or that may become due under the Note or by reason of this foreclosure and any further advances made by Beneficiary as allowed by the Note and Trust Deed.

WHEREFORE, the undersigned trustee will on June 11, 2010, at the hour of 1:00 o’clock, P.M., in accord with the standard of time established by ORS 187.110, at the West front entrance of the Columbia County Courthouse, 230 Strand Street, in the City of St. Helens, County of Columbia, State of Oregon, sell at public auction to the highest bidder for cash the interest in the Property which the grantor has to satisfy the obligations secured by the Trust Deed and the expenses of sale, including the compensation of the trustee and the trustee=s attorneys.  The grantor, the grantor’s successor in interest to all or any part of the Property, any beneficiary under a subordinate trust deed, or any person having a subordinate lien or encumbrance of record on the Property, have the right under ORS 86.753 to have this foreclosure proceeding dismissed and the Trust Deed reinstated by (1) payment of the entire amount then due, other than that portion that would not then be due had no default occurred, together with all costs and expenses actually incurred in enforcing the obligation and Trust Deed, including trustee’s fees and attorney fees as allowed by ORS 86.753; with payment to be made at any time that is not later than five days before the date last set for the sale, and (2) by curing any other default described herein.

NOTICE TO TENANTS:
If you are a tenant of this property, foreclosure could affect your rental agreement. A purchaser who buys this property at a foreclosure sale has the right to require you to move out after giving you notice of the requirement.
If you do not have a fixed-term lease, the purchaser may require you to move out after giving you a 30-day notice on or after the date of the sale.
If you have a fixed-term lease, you may be entitled to receive after the date of the sale a 60-day notice of the purchaser’s requirement that you move out.
To be entitled to either a 30-day or 60-day notice, you must give the trustee of the property written evidence of your rental agreement at least 30 days before the date first set for the sale.  If you have a fixed-term lease, you must give the trustee a copy of the rental agreement. If you do not have a fixed-term lease and cannot provide a copy of the rental agreement, you may give the trustee other written evidence of the existence of the rental agreement. The date that is 30 days before the date of the sale is May 12, 2010. The name of the trustee and the trustee’s mailing address are listed on this notice.
Federal law may grant you additional rights, including a right to a longer notice period. Consult a lawyer for more information about your rights under federal law.
You have the right to apply your security deposit and any rent you prepaid toward your current obligation under your rental agreement. If you want to do so, you must notify your landlord in writing and in advance that you intend to do so.
