Pursuant to Section 50.45.4 of the Beaverton Development Code, public notice of the following development application is being provided:
CU2012-0011  (Cedar Hills Crossing II Extended Hours)
The applicant, Center Developments Oreg., LLC is seeking approval by the Planning Commission to extend the hours of operation for the recently approved retail development Cedar Hills Crossing II.  Uses operating between 10:00 p.m. and 7:00 a.m. are a Conditional Use in the Community Service zoning district when the property is within 500 feet of an existing residential use in a residential zone. The applicant requests hours of operation of 7:00 a.m. to 2:00 a.m. for the uses occupying the buildings. The site is located at the intersection of SW Walker Road and SW Cedar Hills Boulevard. The site is also described as Tax Lots 1200, 1300, 1400, 1401, 1500, 1501, 1502 and 1503 on the Washington County Tax Assessor’s Map 1S-109AD.  The total site is approximately 18.77 acres. The proposal for extended hours applies to buildings approved for construction along SW Cedar Hills Boulevard frontage.
The Beaverton Facilities Review Committee will hold a technical meeting with the applicant on the above development applications on January 16th, 2013.  The Facilities Review Committee will forward a recommendation to the Director and Planning Commission on the above application based on its conformity to the technical criteria specified in Section 40.03 of the Development Code.
To be addressed in the staff report and decision, written comments on the above development proposal are to be submitted no later than 4:30 p.m. on Friday, January 18th, 2013.  Mailed written comments shall be sent to the Planning Division, PO Box 4755, Beaverton, OR 97076.  Written comments submitted in person shall be delivered to the Planning Division, 2nd Floor, Beaverton City Hall, 4755 SW Griffith Drive.
The decision-making authority for the above application is the Planning Commission. Any decision on the above development application shall be based on the Approval Criteria contained in New Conditional Use: Beaverton Development Code Section, Facilities Review Section: 40.03 and Policies 3.10 and 8.4.1.a of the Comprehensive Plan.  The Planning Commission is scheduled to hold a public hearing on the above development application on Wednesday January 30th 2013, beginning at 6:30 p.m. The meeting will be held in City Council Chambers, 1st Floor, Beaverton City Hall, 4755 SW Griffith Drive.
Pursuant to Section 50.45.18, within seven (7) calendar days from the date the decision making authority adopts a land use order, the Director shall cause the order to be signed, dated, and mailed to the applicant and the property owner.
