CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD-009-16 RIVERPLACE NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:00 p.m., on Wednesday, July 26, 2017, in the Shirley Huffman auditorium of the Civic Center, 150 East Main Street, Hillsboro, Oregon. At this hearing, the Commission will consider a request for preliminary plat approval for a 29-lot single-family residential Planned Unit Development on two properties approximately 4.10 acres in size located in the MFR-1 Multi-Family Residential zone. The proposed lot sizes will range from 2,394 sq. ft. to 24,877 sq. ft. The applicant also requests major adjustments with the Planned Unit Development application to lot dimensions, lot area, and yard setbacks. In addition to public improvements, the applicant proposes a 29,641 sq. ft. private open space tract, Tract A, to preserve and protect Significant Natural Resources associated with Witch Hazel Creek. The property owners are Timothy & Susan Wright, and Bill Komp. The applicant is Ken Sandblast, Westlake Consultants, Inc. The subject properties can be specifically identified as Tax Lots 900 and 1000 on Washington County Assessor’s Tax Map 1S2-09DB, addressed as 2996 SE 43rd Court and 3300 SW River Road, and generally located north of SE Davis Road, south of SE Wynnwood Drive, east of SW Marston Avenue and west of SE Alexander Street. The applicable criteria for a Planned Unit Development application may be found in Section 12.80.120 of the Community Development Code (CDC), as well as Section 12.80.098 (Subdivision) and Sections 12.80.150 and 12.80.156 (Major Adjustments). The CDC may be viewed online at www.hillsboro-oregon.gov/communitydevelopmentcode or in the Planning Department office. The staff report on this matter will be available on Wednesday, July 19, 2017 at 4:00 p.m. The staff report, the application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Hillsboro Civic Center, 150 East Main Street, 4th floor, Hillsboro, Oregon. Oral testimony will be taken in the following order: applicant; other proponents; opponents; and applicant’s rebuttal. Oral testimony should avoid repetition of issues, and should be based on the application or on the approval criteria listed above. ORS 197.763 provides that under certain circumstances, the record may remain open or a continuance may be granted upon the request of a participant.
