NOTICE OF APPLICATION
Pursuant to Section 50.45.4 of the Beaverton Development Code, public notice of the following development application is being provided:
DR2012-0106; PLA2012-0013 The Round Surface Parking Lot Improvements
The applicant requests approval of a Design Review Type 3 and a Property Line Adjustment for proposed improvements to enhance the grounds and surrounding vacant lots at the Round by constructing parking lots on Lots 1, 2, 3, 4, 5, and 6. The proposal includes the parking lot in the immediately north of the 24 Hour Fitness building and parking lots north of SW Crescent Street. The purpose of the parking lots will be temporary and transitional in nature; however, temporary parking lots are not recognized by the Beaverton Development Code, therefore, the proposal will be recognized as permanent parking until such time of ultimate buildout of the subject lots. The applicant states the proposal is intended to improve the unfinished appearance and facilitate the completion of pedestrian amenities for the site. Parking areas include landscaping, lighting, sidewalks and other associated improvements. Design Standards and Guidelines are applicable for the proposed parking lots. The applicant also requests approval of a Property Line Adjustment in order to define precise boundaries between Lots 2 and 3 as defined in a private agreement under the Disposition and Development Agreement. Plans for all applications are available for review at City Hall. This proposal applies to the vacant properties within the immediate area of the Round including the parking lot in the immediate vicinity of the 24 Hour Fitness building at the Round. Washington Tax Lots: 1S116AA-08100, 1S116AA-08300, 1S116AA-08400, 1S109DD-03300, 1S109DD-03400, 1S116AA-90000. The Beaverton Facilities Review Committee will hold a technical meeting with the applicant on the above development applications on December 19, 2012. The Facilities Review meeting is open to the public, but is not intended for public testimony. The Facilities Review Committee will forward a recommendation to the Director and Planning Commission on the above application based on its conformity to the technical criteria specified in Section 40.03 of the Development Code. The decision making authority for all applications will be the Planning Commission, who will review the proposal in accordance with the respective approval criteria found in the Development Code, Section 40.03 Facilities Review, Section 22.214.171.124.C Design Review Three, and Section 126.96.36.199.C, Property Line Adjustment. The Planning Commission is scheduled to hold a public hearing on the above development applications on Wednesday, January 16. The hearing begins at 6:30 p.m. and will be held in City Council Chambers, 1st Floor, Beaverton City Hall, 4755 SW Griffith Drive. To be addressed in the staff reports, written comments on the development proposal shall be submitted no later than 5:00 p.m. on Friday, January 4, 2013. Mailed written comments shall be sent to Anjanette Simon, Planning Division, City of Beaverton PO Box 4755, Beaverton, OR 97005. Written comments submitted in person shall be delivered to the Planning Division, 2nd Floor, Beaverton City Hall, 4755 SW Griffith Drive.
Pursuant to Section 50.58 of the Beaverton Development Code, written comments or exhibits submitted prior to the hearing to be submitted by staff at the hearing must be received by the Director no later than 4:30 p.m. on the day of the scheduled hearing. All submittals that are more than two (2) letter size pages must include no fewer than ten (10) complete copies of the materials being submitted.
Copies of the staff reports are available for inspection at the Planning Counter or may be purchased at reasonable cost or are available for on-line viewing at www.beavertonoregon.gov. Staff reports are published a minimum of seven (7) calendar days before the date of the initial public hearing.
