CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD-006-16 AMBASSADOR GLEN NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:00 p.m., on Wednesday, January 11, 2017, in the Shirley Huffman auditorium of the Hillsboro Civic Center, 150 East Main Street, Hillsboro, Oregon. At this hearing, the Commission will consider a request for preliminary plat approval for a 5-lot single family residential Planned Unit Development on one property approximately 0.90 acres in size. The subject property includes one single family residence which will remain on lot 2. The newly created lots would consist of new detached single family homes ranging in size from 4,409 square feet to 8,747 square feet. The applicant is requesting a Major Adjustment on lot 1 to the lot width and area due to the location of the existing house on lot 2; a Major Adjustment on lot 2 to the front yard setback on the north side of the existing house for a proposed single-car garage; and Minor Adjustments to lots 3, 4 & 5 to lot width and area. Density is in accordance with the maximum density standards of the SFR-7 Zone. The property owner is Gaines Development Company, LLC and the applicant is Brian Gaines, Gaines Development Company, LLC, represented by Matt Newman, NW Engineers, LLC. The subject property can be specifically identified as Tax Lot 2900 on Washington County Assessor’s Tax Map 1S2-05AB and is generally located south of E Main Street, east of SE 24th Avenue and west of SE 26th Avenue, The applicable approval criteria for a Planned Unit Development application may be found in Section 12.80.120 of the Hillsboro Community Development Code (CDC) as well as Section 12.80.098 (Subdivision) and Sections 12.80.150, 12.80.154, and 12.80.156 (Minor and Major Adjustments). The staff report on this matter will be available on Wednesday, January 4, 2017 at 4:00 p.m. The staff report, the application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Hillsboro Civic Center, 150 E Main Street, 4th floor, Hillsboro, Oregon.
