CITY OF HILLSBORO NOTICE OF RESCHEDULED PUBLIC HEARING CASE FILE NO.: PUD 004-16 ODDEN NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:00 p.m., on Monday, January 23, 2017, in the Shirley Huffman Auditorium of the Hillsboro Civic Center, 150 E Main Street, Hillsboro, Oregon. A public hearing was noticed for and was to be held before the Planning Commission on Wednesday, January 11, 2017; however, due to inclement weather, the meeting was cancelled. Due to the cancellation, the public hearing has been rescheduled for January 23, 2017. At this hearing, the Commission will consider a request for preliminary plat approval for a 39-lot single family residential Planned Unit Development on one property approximately 9.60 acres in size located in the SFR-7 Single Family Residential zone. The subject property includes one single family residence and outbuilding which will remain on lot 9. The newly created lots would consist of new detached single family homes ranging in size from 4,662 square feet to 8,178 square feet on lots 1-8 and on lots 10-39. The applicant is requesting Major Adjustments which will affect lot sizes, setbacks, minimum lot widths, and density. The property owner is The Harold Orland Odden Revocable Living Trust and the applicant is David Hill, Allied Homes and Development, represented by Andrew Tull, 3J Consulting, Inc. The subject property can be specifically identified as Tax Lot 300 on Washington County Assessor’s Tax Map 1S2-09DD and is generally located north of SW Pheasant Street, south SE Davis Road, east of the terminus of SE Oakhurst Street and west of SE Brookwood Avenue. The applicable approval criteria for a Planned Unit Development application may be found in Section 12.80.120 of the Hillsboro Community Development Code (CDC) as well as Section 12.80.098 (Subdivision) and Sections 12.80.150 and 12.80.156 (Major Adjustments). The staff report on this matter was made available on Wednesday, January 4, 2017 at 4:00 p.m. The staff report, the application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Hillsboro Civic Center, 150 E Main Street, 4th floor, Hillsboro, Oregon.
