NOTICE OF HEARING CITY OF TUALATIN, OREGON NOTICE IS HEREBY GIVEN that a public hearing will be held before the City of Tualatin City Council at 7:00 p.m., Monday, June 12, 2017 at the Juanita Pohl Center at 8513 SW Tualatin Road, to consider: Plan Map Amendment (PMA) 16-0001 is a proposal to change the Planning Designation on tax lot 2S1 24A 2600 and a portion of 2601 from General Commercial (CG) to High Density Residential (RH). This amendment is proposed to change Tualatins Community Plan Map (Map 9-1). 6645 SW Nyberg Lane consists of two tax lots: 2S1 24A 2600 and 2601. Tax Lot 2S1 24A 2600 is approximately 0.1 acres in size and is currently designated General Commercial. Tax lot 2601 is approximately 10.85 acres in size and is designated High Density Residential with a portion designated General Commercial. A private applicant proposes to change these two tax lots to High Density Residential (RH). The PMA is a quasi-judicial plan amendment. To grant the amendment, Council must find the proposal meets the criteria of Tualatin Development Code 1.032(1-10) relating to the public interest; timeliness; conformity with objectives of the Tualatin Community Plan; consideration of the factors listed in Section 1.032(4); the Tigard-Tualatin School District Facility Plan; the Statewide Planning Goals; the Metro Urban Growth Management Functional Plan; and impact on the transportation system. You are invited to attend and participate in the public hearing. Failure to raise an issue at the hearing or in writing or to provide sufficient specificity to afford the Council an opportunity to respond to the issue precludes appeal to the Land Use Board of Appeals (LUBA). Copies of the application, all documents and evidence relied upon by the applicant and applicable criteria are available for inspection at no cost and will be provided at reasonable cost. A copy of the staff report will be available at no cost prior to the hearing. Individuals wishing to comment may do so in writing to the Planning Division prior to the hearing or present written or verbal testimony to the City Council at the hearing. Hearings begin with a staff presentation, followed by testimony by proponents, testimony by opponents, and rebuttal. The time of individual testimony may be limited.
