NOTICE OF APPLICATION Pursuant to Section 50.40.4 of the Beaverton Development Code, public notice of the following development application is being provided: WF2017-0007, ADJ2017-0001 – Verizon Tower at Islamic Center of Portland On September 6, 2017, the City Planning Commission will conduct a public hearing to consider the proposal by Verizon Wireless, to construct a new 75-foot steel monopole with antennas at the top and all associated ground equipment within a secure landscaped and fenced area. The applicant also requests a twenty seven (27) foot adjustment to the required 80-foot eastern setback. The maximum height for wireless communication facilities in the R2 zone is eighty (80) feet. No tree removal is proposed in conjunction with the modifications described above. The subject property is zoned Urban Medium Density (R-2) where new wireless communication facilities are subject to Wireless Facility Three (WF3) approval. The subject property is located at 12255 SW Denney Road. The approximately 1.30 acre site can also be identified as tax lot 118 of Washington County Assessor’s Map 1S1-22BC. The Planning Commission is scheduled to hold a public hearing on the above development application on Wednesday September 6, 2017, beginning at 6:30 p.m. The meeting will be held in City Council Chambers, 1st Floor, Beaverton Building/City Hall, 12725 SW Millikan Way. The Beaverton Facilities Review Committee will hold a technical meeting with the applicant on the above development applications on Wednesday August 16, 2017. The Facilities Review Committee will forward a recommendation to the Planning Commission on the above application based on its conformity to the technical criteria specified in Section 40.03 of the Development Code. To be addressed in the staff report and decision, written comments on the above development proposal are to be submitted no later than 4:30 p.m. on August 16, 2017. All submittals that are more than two (2) letter size pages must include no fewer than ten (10) complete copies of the materials being submitted. Mailed written comments shall be sent to the Planning Division, PO Box 4755, Beaverton, OR 97076. Written comments submitted in person shall be delivered to the Planning Division, 4th Floor, Beaverton Building/City Hall, 12725 SW Millikan Way. The decision-making authority for the above application is the Planning Commission. Any decision on the above development application shall be based on the Approval Criteria contained in the Beaverton Development Code, under Section 40.96.15.3.C for Wireless Facility Three, Section 40.10.15.2.C for Major Adjustment and in Section 40.03 for Facilities Review. Pursuant to Section 50.45.18, within seven (7) calendar days from the date the decision making authority adopts a land use order, the Director shall cause the order to be signed, dated, and mailed to the applicant and the property owner.
