PROPERTY SALE The City of Milwaukie has determined the Milwaukie High School to have historical significance. As such, City ordinances require the District to offer the building for sale (Surplus) and removal for a period of 90 days prior to demolition. The North Clackamas School District Administration (District) will receive bids for the sale of the following Building located at 2301 SE Willard St, Milwaukie, OR 97222: A) The 1925 (original building), 1938 (north wing) and1949 (south wing) structures in their entirety. These structures will be referred to as Academic Building. The following conditions apply: A. Purchaser is responsible for having all utilities to the building(s) disconnected by the proper utility company. B. Purchaser is responsible for moving the building(s) from the site. Purchaser must take all of the building, not just pieces. Building must be moved in its entirety and within 30 days of the District acceptance of the purchasers offer. C. Purchaser is responsible for cleaning up and removing all debris from site, excluding the concrete foundation. D. District will remove the concrete foundation after the building(s) have been removed from site. E. Hazardous Material is believed to be in the building. Purchaser is responsible for all Hazardous Material, and abatement of such material(s). The purchaser must hire a bonded and licenses abatement contractor who will abide by all State and Federal regulations with regard to abatement and disposal. F. Purchaser must be bonded and licensed for moving buildings of similar size. Completed bid forms must be delivered to: North Clackamas School District Attn: Paul Aguilar Purchasing Department 12400 SE Freeman Way Milwaukie, Oregon 97222 Bid forms must be received by Paul Aguilar in the Purchasing Department not later than October 31, 2017 at 2:00 PM Pacific Time. Bids received after this date and time will not be considered. The School District reserves the right to reject any offer not considered in the best interest of the School District. Interested parties are requested to call Paul Aguilar at 503-353-6082 to receive a Bid Form and a full description of the Buildings and / or set up an appointment to inspect the property. Inspection of the Buildings is by appointment ONLY. Purchaser is required to submit a damage deposit in the amount of $100,000 in addition to Payment in Full by November 11, 2017. The damage deposit may be a cashiers check or business check. The damage deposit will be returned un-cashed upon completion of removal of the Building(s) less any amount to pay for any damage caused, or cost to demolish and remove the Surplus if the Surplus is not removed by the Purchaser. Removal of the Surplus may not begin until the District receives the Deposit and Full Payment. The Purchaser shall be liable for all damages that occur to District buildings and grounds during removal of the Surplus. The Deposit will be used to pay for any damages not covered by the Mover insurance policy. The Purchaser shall hire a qualified licensed and bonded building Mover who shall exercise due care to prevent damage to District buildings and grounds during the removal. Removal of the property from the Site is the responsibility of the Purchaser. Removal of the Surplus must be accomplished AFTER November 14, 2017 and NO LATER THAN December 15, 2017. If removal is not accomplished as stated above, the District reserves the right to dispose of the Surplus at its discretion. The Deposit will be used to pay for demolition and removal of the Surplus. The District shall not be liable for any damage to the Surplus after payment is received. The condition of the property is not guaranteed. This property is being offered as is
