PUBLIC HEARING NOTICE The City of Madras will be holding Public Hearings, as required by City of Madras Ordinance No. 864. A Public Hearing has been scheduled before the City of Madras Planning Commission in order to receive testimony or comments on: – Subdivision application (SD-17-1), submitted by The William B. Hoffman Family Trust and Steve & Tracy Harris. The subject properties are located in Township 11, Range 13, Section 13B, Tax Lots 100, 300, and 700, east of S. Adams Rd and north of Terrace Dr. STANDARDS AND APPLICABLE CRITERIA: This land use application will be reviewed using the criteria for subdivision approval in the following sections of the City of Madras Subdivision Ordinance No. 713: Article II – General Requirements for Subdivisions, Article III – Subdivision Application Procedure, Article IV – Final Plat, and Article V – Design Standards and Improvements; and City of Madras Zoning Ordinance No. 864: Article 9 – Administrative Provisions. – Conditional Use application (CU-17-2), submitted by Creative Real Estate Solutions, LLC. The subject property is located in Township 11, Range 13, Section 1BD, on the northeast corner of the intersection of US Hwy 97 and NE Chestnut St. STANDARDS AND APPLICABLE CRITERIA: These land use applications will be reviewed using the criteria for Conditional Use and Site Plan Approval in the following sections of the City of Madras Zoning Ordinance, No. 864: Section 3.5-Corridor Commercial; Section 4.8-Site Plan Approval, Article 6-Conditional Uses, and Article 9-Administrative Provisions. Finally, the City of Madras will be holding legislative public hearings before the Madras Planning Commission on the proposed Zoning Ordinance text amendments filed by Verizon Wireless, LLC. The proposed text amendments will add Communication Facilities as a permitted use in the Open Space/Public Facilities (OS/PF) zone in Section 3.9 of the City of Madras Zoning Ordinance No 864. The bases for this land use decision are the provisions of Article 8 of the City of Madras Zoning Ordinance No. 864. The City of Madras file for this matter is File No. TA-17-1.
