CITY OF HILLSBORO NOTICE OF POSTPONED PUBLIC HEARING CASE FILE NO. ZC-017-16 EVERS NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning and Zoning Hearings Board, at or shortly after 6:30 p.m., on Wednesday, November 16, 2016, in the Shirley Huffman Auditorium of the Hillsboro Civic Center, 150 E Main Street, Hillsboro, Oregon. This item was originally scheduled and noticed for the November 2, 2016 Planning and Zoning Hearings Board meeting, however there was an omission by the local newspaper which resulted in the statutorily required newspaper notice period to not be met. As a result, this Zone Change request will be postponed to the November 16, 2016 Planning and Zoning Hearings Board meeting, therefore, the November 2, 2016 meeting is canceled. At the November 16, 2016 meeting, the Board will consider a zone change request for one property approximately 0.16 acres in size from SFR-7 Single Family Residential (7,000 square foot minimum lot size) to I-G Industrial General. The purpose of the zone change is to bring the zoning of the property into compliance with the underlying Comprehensive Plan designation, IN Industrial, and to allow future office or retail use. The subject property can be specifically identified as Tax Lot 400 on Washington County Assessor’s Tax Map 1N3-36DC, and is generally located north of SW Washington Street, south of W Main Street and west of SW Freeman Avenue. The property owner and applicant are Lyle and Nayoko Evers. The applicable criteria for this application are included in Section 12.80.160 of the Community Development Code (CDC). The CDC may be viewed online at or in the Planning Department office. The staff report on this matter will be available on Wednesday, November 9, 2016 at 4:00 p.m. The staff report, the application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Hillsboro Civic Center, 150 E Main Street, 4th floor, Hillsboro, Oregon. All interested persons are invited to attend this meeting and will be given an opportunity to be heard concerning the proposal. Oral testimony will be taken in the following order: applicant; other proponents; opponents; and applicant’s rebuttal. Oral testimony should avoid repetition of issues, and should be based on the application or on the approval criteria listed above. ORS 197.763 provides that under certain circumstances, the record may remain open or a continuance may be granted upon the request of a participant. If you are unable to attend the hearing, you may submit a written statement to the Planning Director at the address shown above, on or before the hearing date. Telephone conversations cannot be accepted as testimony. Please reference the Case File No. on all written testimony. Pursuant to ORS 197.763, failure to raise an issue at the final evidentiary hearing, or by close of the record, in person or by letter, or failure to provide statements or evidence sufficient to afford the decision maker an opportunity to respond to the issue precludes appeal to the Land Use Board of Appeals based on that issue.
