NOTICE OF PUBLIC HEARINGS FOREST GROVE PLANNING COMMISSION NOTICE IS HEREBY GIVEN that the Forest Grove Planning Commission will hold Public Hearings on Tuesday, January 3, 2017, at 7:00 p.m. or thereafter, in the Community Auditorium, 1915 Main Street, Forest Grove, to review the following proposals: PROPOSAL: Conditional use permit request to construct a 9,500-square-foot library and meeting hall Location: 2150 Masonic Way (Washington County tax lot 1N332C002300) Applicant: Hennebery Eddy Architects (David Wark) Owner: Masonic Grand Lodge of Oregon File Number: 311-16-000193-PLNG Criteria: All of the following criteria must be met for approval of a new conditional use, or the major modification of an existing conditional use: 1. The proposed use will be compatible with adjacent developments based on characteristics such as site size, building scale and style, se0tbacks, and landscaping; or 2. The proposed use will mitigate differences in appearance or scale through setbacks, screening, landscaping, and other design features. 3. Avery) File Number: 311-16-000187-PLNG Criteria: The development must comply with the use, lot size, setbacks, building height, off-street parking and loading, access and egress, landscaping, signage and additional requirements of Development Code Article 10.3.300 et. seq. Commercial Zones and Article 10.8.000 et. seq. General Development Standards. The design must comply with the standards and guidelines as described in the Development Code Design Guideline Handbook Section 3 Multi-Unit Residential Focus Area. At this time and place, all persons will be given reasonable opportunity to give testimony about these proposals. If an issue is not raised in the hearing (in person or by letter) or if the issue is not explained in sufficient detail to allow the Planning Commission to respond to that issue, then that issue cannot be used as the basis for an appeal to the City Council or the Land Use Board of Appeals. If additional documents or evidence is provided in support of the applications, any party shall be entitled to a continuance of the hearing.
