CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD- 007-16 WILKINS STREET APARTMENTS NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:00 p.m., on Wednesday, January 11, 2017, in the Shirley Huffman auditorium of the Hillsboro Civic Center, 150 East Main Street, Hillsboro, Oregon. At this hearing, the Commission will consider a request for approval of a Planned Unit Development (PUD) application for the Wilkins Street Apartments located on one property totaling approximately 1.97 acres in size. The applicant proposes construction of a four-story, 114-unit apartment building, below grade parking with additional street level parking and associated landscaping. The applicant is also proposing six major adjustments: increasing the residential density and building heights above the base zone maximum standard, reductions in usable open space and parking below the minimum standards, and adjustments to other design standards pertaining to parking lot landscaping and parking lot maneuvering areas. A Development Review application has been submitted concurrently and will be reviewed administratively. The concurrent Development Review application (Case File No.: DR-069-16) is contingent upon approval of this application. The property owner is Elim Property Management, LLC, the applicant is Grand Peaks Properties, LLC and the applicant’s representative is Read Stapleton, DOWL. The subject property can be specifically identified as Tax Lot 300 on Washington County Assessor’s Tax Map 1N2-35AD and is generally located north of NW Wilkins Street, south of NW 207th Avenue, east of NW Arroyo Place and, west of NW 206th Avenue. The applicable approval criteria for a Planned Unit Development application may be found in the Hillsboro Community Development Code (CDC), Section 12.80.120, and the criteria for a Major Adjustment may be found in CDC Section 12.80.156.
