NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:00 p.m., on Wednesday, March 22, 2017, in the Shirley Huffman auditorium of the Hillsboro Civic Center, 150 East Main Street, Hillsboro, Oregon. At this hearing, the Commission will consider a request for preliminary plat approval for a 559-lot Planned Unit Development consisting of single family residential homes to be located on five properties totaling approximately 177.65 acres in size in the South Hillsboro Community Plan Area. The applicant is proposing to complete the development in nine phases. The applicant also requests major adjustments with the Planned Unit Development application to the lot dimensions, yard setbacks, lot coverage, architectural standards, and block orientation. A Significant Natural Resource Permit application has been concurrently submitted to the City of Hillsboro for this project (Case File No.: SNRP-005-16). The property owners are Pahlisch Homes, Inc., and Hagg Lane, LLC., the applicant is Chad Bettesworth, Pahlisch Homes, Inc., and the applicant’s representative is Mimi Doukas, AKS Engineering & Forestry. The subject properties can be specifically identified as Tax Lot 1900 on Washington County Assessor’s Tax Map 1S2-14 and Tax Lots 100, 101, 200 and 500 on Tax Map 1S2-14DB and is generally located north of SE Vermont Street, south of SW McInnis Lane, east of SW 209th Avenue and, west of SE Century Boulevard (SW 229th Avenue). The applicable criteria for a Planned Unit Development application may be found in Section 12.80.120 of the Hillsboro Community Development Code (CDC), Section 12.80.098 for a Subdivision application and Section 12.80.156 for Major Adjustments. The CDC may be viewed online at www.hillsboro-oregon.gov/communitydevelopmentcode or in the Planning Department office. The staff report on this matter will be available on Wednesday, March 15, 2017 at 4:00 p.m. The staff report, the application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Hillsboro Civic Center, 150 East Main Street, 4th floor, Hillsboro, Oregon. All interested persons are invited to attend this meeting and will be given an opportunity to be heard concerning the proposal. Oral testimony will be taken in the following order: applicant; other proponents; opponents; and applicant’s rebuttal. Oral testimony should avoid repetition of issues, and should be based on the application or on the approval criteria listed above. ORS 197.763 provides that under certain circumstances, the record may remain open or a continuance may be granted upon the request of a participant. If you are unable to attend the hearing, you may submit a written statement to the Planning Director at 150 E Main Street, Hillsboro, Oregon 97123, on or before the hearing date. Telephone conversations cannot be accepted as testimony. Please reference the Case File No. on all written testimony. Pursuant to ORS 197.763, failure to raise an issue at the final evidentiary hearing, or by close of the record, in person or by letter, or failure to provide statements or evidence sufficient to afford the decision maker an opportunity to respond to the issue precludes appeal to the Land Use Board of Appeals based on that issue.
