NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that the Forest Grove Planning Commission will hold a Public Hearing on Monday, May 15, 2017, at 7:00 p.m. or thereafter, in the Community Auditorium, 1915 Main Street, Forest Grove, to review the following proposal: Applicant/Owner: Desi Kurtz Location: 2443 26th Avenue (Washington County tax lot 1N3 31BD-2402) Request: A land division (partition) to create three parcels of 3,750, 4,691 and 6,215 square feet respectively. The site is located in the RML Multi-Family Residential zone; minimum lot area in the RML Zone is 3,500 square feet. Request: Adjustment to the lot frontage requirement. Development Code (DC) 10.8.905(F)(2) requires that each flag lot have at least 15 feet of frontage onto a public street. The applicant proposes that the two flag lots each have 13.18 feet of frontage onto 26th Avenue. An adjustment of up to 20% may be granted if the application can be found to comply with the provisions of DC 10.2.120 below. A 20% adjustment to the lot frontage requirement would allow each lot to have only 12 feet of street frontage. If an issue is not raised in the hearing (in person or by letter) or if the issue is not explained in sufficient detail to allow the Planning Commission to respond to that issue, then that issue cannot be used as the basis for an appeal to the City Council or the Land Use Board of Appeals. If additional documents or evidence is provided in support of the application, any party shall be entitled to a continuance of the hearing. Unless there is a continuance, if a participant so requests before the conclusion of the initial evidentiary hearing, the record shall remain open for at least seven (7) days after the hearing.
