CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD-002-17 PYNCHON GLEN NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:00 p.m., on Wednesday, June 28, 2017, in the Shirley Huffman auditorium of the Hillsboro Civic Center, 150 East Main Street, Hillsboro, Oregon. At this hearing, the Commission will consider a request for preliminary plat approval for a 9-lot single family residential Planned Unit Development on one property approximately 1.96 acres in size, located within the Witch Hazel Community Plan area. The applicant also requests approval of Minor and Major Adjustments to certain development standards including lot area, lot width, lot depth and setbacks. The existing single family residence and outbuildings located on the site are proposed to be removed. A separate application for a Significant Natural Resources Permit was also submitted, and has been noticed separately and is being processed by administrative review. The property owner and applicant is the Borain Group, LLC, represented by Kirsten Van Loo, Van Loo 2 Associates, LLC. The subject property can be specifically identified as Tax Lot 900 on Washington County Assessor’s Tax Map 1S2-10CD and is generally located south of SE Davis Road, east of SE Davis Court and west of SE Century Boulevard. The applicable approval criteria for a Planned Unit Development application may be found in Section 12.80.120 of the Hillsboro Community Development Code (CDC), Section 12.80.098 for Subdivisions and in Sections 12.80.154 and 12.80.156 for Adjustments.
