NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning & Zoning Hearings Board, at or shortly after 6:30 p.m., on Wednesday, October 4, 2017 in Conference Room 113B at the Civic Center, 150 E Main Street, Hillsboro, Oregon. At this hearing, the Board will consider a request for a zone change on one property approximately 0.11 acres in size from MFR-1 Multi-Family Residential to MFR-2 Multi-Family Residential. The requested zone change is to align current zoning with the comprehensive plan designation on the parcel. The applicant intends to build an addition on to the existing single family residence and convert it to a duplex. The proposed zone implements and is consistent with the Comprehensive Plan Land Use Map designation. The subject property is addressed as 417 West Main Street and can be specifically identified as Tax Lot 18900 on Washington County Assessor’s Tax Map 1N3-36DA, and is generally located north of NE W Main Street, south of NW Lincoln Street, east of NW Dennis Avenue and west of NW Connell Avenue. The property owner is Kathleen Hogan and the applicants are James and Kathleen Hogan. The applicable criteria for this application are included in Section 12.80.160 of the Community Development Code (CDC). The staff report on this matter will be available on Wednesday, September 27, 2017 at 4:00 p.m. The staff report, the application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Hillsboro Civic Center, 150 E Main Street, 4th floor, Hillsboro, Oregon. All interested persons are invited to attend this meeting and will be given an opportunity to be heard concerning the proposal. Oral testimony will be taken in the following order: applicant; other proponents; opponents; and applicant’s rebuttal. Oral testimony should avoid repetition of issues, and should be based on the application or on the approval criteria listed above. ORS 197.763 provides that under certain circumstances, the record may remain open or a continuance may be granted upon the request of a participant. If you are unable to attend the hearing, you may submit a written statement to the Planning Director at 150 E Main Street, Hillsboro, OR 97123, on or before the hearing date.
