NOTICE OF APPLICATION Pursuant to Section 50.40.4 of the Beaverton Development Code, public notice of the following development application is being provided: Spruce Ave Lot Tree Removal TP2017-0014 & SDM2017-0011 The applicant, Brian Winters, Hillbrook Properties LLC, is seeking Tree Plan Two and Sidewalk Design Modification approval in order to remove 12 community trees on the subject site to facilitate the construction of a new single family home with associated utilities where no reasonable alternative exists. The site is located at 5920 SW Spruce Ave, Tax Lot 02309 of Washington County Assessor’s Map 1S114DC. The site is within the R7 Residential Urban Standard Density District 7,000 (R7) zoning district and within the Denney Whitford/Raleigh West Neighborhood Association Committee. Any decision on the above development proposal shall be based on the Approval Criteria contained in the following section(s) of the Beaverton Development Code: 40.90.15.2. Tree Plan Two and 40.58.15.C Sidewalk Design Modification. Tree Plan Two and Sidewalk Design Modification applications do not require a Facilities Review meeting. However, should the applicant request it, an additional application review meeting will be held during the public comment period. The Facilities Review Committee is not a decision-making body but advises the Director on a project’s conformity to the technical criteria specified in Section 40.03 of the Beaverton Development Code. The Facilities Review Committee meeting is open to the public, but is not intended for public testimony. Written comments on the above development proposal shall be submitted no later than 5 p.m. Thursday November 16, 2017 in order to be addressed in the staff report. Failure to raise an issue or failure to provide statements or evidence with sufficient specificity to afford the decision-making authority an opportunity to respond to such issue, may preclude appeal to the Land Use Board of Appeals on that issue. Mailed written comments shall be sent to the Current Planning Division, PO Box 4755, Beaverton, OR 97076. Written comments submitted in person shall be delivered to the Planning Division, 4th Floor, the Beaverton Building, 12725 SW Millikan Way, between the hours of 7:30 a.m. and 4:30 p.m., Monday through Friday, except holidays. The Director is the decision-making authority for the above application and shall issue a written decision on the above development proposal on or around Tuesday December 5, 2017 pursuant to Section 50.40.10.
