CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: CU-009-17 FAITH BIBLE CHRISTIAN SCHOOL NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning and Zoning Hearings Board, at or shortly after 6:30 p.m., on Wednesday, December 6, 2017, in Conference Room C113B of the Civic Center, 150 E Main Street, Hillsboro. At this hearing, the Board will consider a request for Conditional Use approval to operate a private school within a portion of an existing building in the UC-OR Urban Center – Office/Research zone. The applicant is proposing minor interior improvements of two (2) tenant spaces (Suites 120 and 130) to serve approximately 150 students. The property owner is WPC Amberwood LLC, the applicant is Kevin Rex, Faith Bible Christian School represented by Ryan Walker, Emerio Design, LLC. The subject property is specifically identified as Tax Lot 1400 on Washington County Assessor’s Tax Map 1N2-25CC and is generally located north of NW Amberwood Drive, south of NW Cornell Road, east of NE John Olsen Avenue and west of NW Amberbrook Drive. The applicable approval criteria for a Conditional Use application may be found in Community Development Code (CDC), Section 12.80.020. The CDC may be viewed online at or in the Planning Department office. The staff report on this matter will be available on Wednesday, November 29, 2017 at 4:00 p.m. The staff report, the application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Civic Center, 150 E Main Street, 4th floor, Hillsboro, Oregon. All interested persons are invited to attend this meeting and will be given an opportunity to be heard concerning the proposal. Oral testimony will be taken in the following order: applicant; other proponents; opponents; and applicant’s rebuttal. Oral testimony should avoid repetition of issues, and should be based on the application or on the approval criteria listed above. ORS 197.763 provides that under certain circumstances, the record may remain open or a continuance may be granted upon the request of a participant.
