CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD-003-17 GLEN EDEN COVE NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:00 p.m., on Wednesday, December 13, 2017, in the Shirley Huffman Auditorium of the Civic Center, 150 E Main Street, Hillsboro, Oregon. At this hearing, the Commission will consider a request for preliminary plat approval for a 17-lot detached single family residential Planned Unit Development (PUD) on three (3) properties totaling approximately 1.93 acres in size. The applicant also requests approval of Major Adjustments to certain development standards including lot area, lot width, lot depth, setbacks and minimum ground-floor glazing. The existing duplex will remain on its own tax lot, which will be reduced in size prior to final platting of the PUD. The property owner is Heritage Pacific LLC, the applicant and the applicant’s representative is John DeJong, Technical Engineering. The subject properties can be specifically identified as Tax Lots 5602, 5603 and 5604 on Washington County Assessor’s Tax Map 1N2-31BC and is generally located north of NW Garibaldi Street, east of the Southern Pacific Railroad and west of N First Avenue. The applicable approval criteria for a Planned Unit Development application may be found in Section 12.80.120 of the Community Development Code (CDC), Section 12.80.098 for Subdivisions and Section 12.80.156 for Major Adjustments. The staff report on this matter will be available on Wednesday, December 6, 2017 at 4:00 p.m. The staff report, the application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Hillsboro Civic Center, 150 E Main Street, 4th floor, Hillsboro, Oregon. ORS 197.763 provides that under certain circumstances, the record may remain open or a continuance may be granted upon the request of a participant.
