CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: MOD-005-18 REED’S CROSSING LOT 1 HOLLAND MULTI-FAMILY NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:00 p.m., on Wednesday, May 9, 2018, in the Shirley Huffman Auditorium of the Civic Center, 150 E Main Street, Hillsboro, Oregon. At this hearing, the Commission will consider a request for approval of a Major Modification to the Reed’s Crossing Planned Unit Development (PUD). The original PUD approval (Case File No.: PUD-006-15) established large parcels and key streets within the 463-acre site and was modified with Phase 1 approval (Case File No.: MOD-003-17). This Major Modification (Case File No.: MOD-005-18) is requesting concept plan approval for a multi-family development on a portion of Lot 1 which is approximately 15.14 acres in size. This request also includes consolidated Development Review and Zone Change applications. The requested Development Review is for detailed review of the apartment complex’s 324 units located in 14, three (3) story buildings, with a clubhouse, pool, playground area and associated parking. The requested Zone Change will correct the zoning to align with the South Hillsboro Community Plan by changing (1) approximately 0.098 acres from the SFR-4.5 Single Family Residential zone to the MU-VTC Mixed Use – Village Town Center zone, (2) approximately 0.502 acres from the MFR-1 Multi-Family Residential zone to the MU-VTC Mixed Use – Village Town Center zone and (3) approximately 2.715 acres from the MFR-1 Multi-Family Residential zone to the MFR-3 Multi-Family Residential zone. The zone change would revise the acreage of the MFR-3 zone to approximately 11.14 acres and the MU-VTC zone to approximately 4.0 acres. The property owner is GLC South Hillsboro, LLC and the applicant is Brenner Daniels, Holland Partner Group, represented by Don Hansen, OTAK. The subject property can be specifically identified as a portion of Tax Lot 1600 on Washington County Assessor’s Tax Map 1S2-11 and is generally located north of SE Alexander Street, south of SE Tualatin Valley Highway, east of SE 67th Ave/SW 229th Avenue and west of SW 209th Avenue The applicable approval criteria for this application may be found in the Community Development Code (CDC), Section 12.80.100 Modification of Approved Plans and Permits, Section 12.80.120 Planned Unit Development, Section 12.80.040 Development Review and Section 12.80.168 Zone Change.
