NOTICE OF APPLICATION Pursuant to Section 50.45.4&6 of the Beaverton Development Code, public notice of the following application is being provided: South Cooper Mountain Heights Multi-Family – Modification of a Decision (DI2018-0002 / DR2018-0061) On July 11, 2018 at 6:30 p.m., the City of Beaverton Planning Commission will conduct a public hearing to consider a request by RES Construction to approve modifications to the previously approved Phase 5 portion (340-unit, attached multi-family) of the South Cooper Mountain Heights Planned Unit Development (PUD) originally approved in November 2017. Applications include a Design Review Three (for modifications to buildings F and G), and a Director’s Interpretation for a reduction in density of the site below the minimum for the R1 zoning district. The applicant proposes to reduce the number of multi-family units on site from 340 to 310 through the Director’s Interpretation. The subject site is generally located on the north side of SW Scholls Ferry Road, east of SW 175th Avenue, and west of Loon Drive. The property can also be identified as Tax Lot 200 of Washington County Tax Assessor’s Map 2S1-06. The decision-making authority for the above application is the Planning Commission. Any decision on the above development application shall be based on approval criteria as contained in the Beaverton Development Code, Chapter 40: Section 40.20.15.3.C for Design Review 3, Section 40.03 for Facilities Review, and Section 40.25.15.1 Director’s Interpretation. Failure to raise an issue in a hearing, by testifying in person or by letter, or failure to provide statements or evidence with sufficient specificity to afford the decision-making authority an opportunity to respond to such issue, may preclude appeal to the Land Use Board of Appeals on that issue. To be included as part of the Staff Report addressed to the Planning Commission, written comments must be received by Friday, June 29, 2018. Mailed written comments shall be sent to the Planning Division, PO Box 4755, Beaverton, OR 97076. Written comments submitted in person shall be delivered to the Planning Division, 4th Floor, Beaverton Building, 12725 SW Millikan Way. A Facilities Review Committee meeting with the applicant will be held on June 20, 2018. The Facilities Review Committee is not a decision-making body, but advises the Director and Planning Commission on conformity to the technical criteria identified in Section 40.03 of the Beaverton Development Code. The Committee’s recommendation will be included in the staff report addressed to the Planning Commission. The Facilities Review Committee meeting is open to the public but is not the venue for receiving public testimony.
