CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD-004-18 McCartan Partition NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:00 p.m., on Wednesday, September 12, 2018, in the Shirley Huffman Auditorium of the Civic Center, 150 E Main Street, Hillsboro, Oregon. At this hearing, the Commission will consider a request for a Planned Unit Development (PUD) to partition one (1) parcel into two (2) parcels on a site approximately 0.60 acres in size. The subject site obtained Development Review (DR-048-14 McCartan Transitional Housing) approval for two (2) group living facilities, each containing 15 bedrooms. One (1) of the 15 bedroom facilities has been constructed. The purpose for this partition is to separate the group living facilities (proposed Parcel 1) and to create a separate parcel (proposed parcel for 2) for construction of a duplex which would take access from the alley located west of the site. The applicant is also requesting both major and minor adjustments to the rear yard setback for Parcel 1 and to lot depth for Parcel 2. A Development Review approval will be required for the proposed duplex which will be noticed separately. The property owner is McCartan Properties, the applicant is NW Engineers LLC and the applicant’s representative is Matt Newman, NW Engineers LLC. The subject property can be specifically identified as Tax Lot 01100 on Washington County Assessor’s Tax Map 1S2-06BC and is generally located north of SE Maple Street, south of SE Cedar Street, east of SE 2nd-3rd Alley and west of SE 3rd Avenue. The applicable criteria for a Planned Unit Development application are included in Section 12.80.120 of the Community Development Code (CDC) and in Section 12.80.154 and 12.80.156 for Minor and Major Adjustments. The staff report on this matter will be available on Wednesday, September 5, 2018 at 4:00 p.m. The staff report, application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Civic Center, 150 E Main Street, 4th floor, Hillsboro, Oregon.
