CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE No.: CDCA-005-18 Orenco Townsite Non-Residential Height Standards NOTICE IS HEREBY GIVEN that a public hearing will be held before the Planning Commission, at or shortly after 6:00 p.m., on Wednesday, September 26, 2018, in the Shirley Huffman Auditorium at the Civic Center, 150 E Main Street, Hillsboro, Oregon. At this hearing, the Planning Commission will consider proposed text amendments to the Hillsboro Community Development Code (CDC) regarding maximum height in the Station Community Residential – Orenco Townsite Conservation (SCR-OTC) Zone. The proposed text amendments to the CDC are to modify the maximum building height requirements of the SCR-OTC Zone for commercial and mixed-use buildings. The proposed amendments would affect CDC Section 12.21.750 Development Standards: Table 12.21.750-1: Development Standards in the SCR-OTC Zone and Figure 12.21.750-A: Minimum Lot Dimensions, Setbacks and Height Requirements in the SCR-OTC Zone. The SCR-OTC Zone and the Orenco Townsite Conservation Standards were created in 1996 via Ordinance No. 4455, and originally contained a provision limiting the height of non-residential structures to three (3) stories. A subsequent revision to the Orenco Townsite Conservation Standards deleted, in error, the three (3) story maximum height requirement for commercial uses, reverting the maximum building height for commercial uses to five (5) stories. The proposed text amendments will correct this error and bring the CDC back into alignment with Orenco Townsite Conservation Standards. Commercial and mixed-use buildings are allowed in the SCR-OTC Zone only in a limited geographic area. These amendments do not propose any changes to the allowed uses or geographic extend of commercial development.
