TRUSTEE’S NOTICE OF SALE TS No. OR08000075-17-3 APN R108060 / R108061 TO No 170355652 Reference is made to that certain Trust Deed made by, GUY B JORDEN, A SINGLE PERSON as Grantor to FIDELITY NATIONAL TITLE CO. as Trustee, in favor of WELLS FARGO HOME MORTGAGE, INC. as Beneficiary dated as of July 10, 2000 and recorded on July 18, 2000 in Book 1704, on Page 122 and that said Deed of Trust was modified by Modification Agreement and recorded April 7, 2003 in Book 2099, on Page 477 and the beneficial interest was assigned to Wilmington Trust, N.A., not in its individual capacity, but solely as Trustee for MFRA Trust 2015-1 and recorded May 25, 2018 as Instrument Number 2018 00024912 in Book 4081, on Page 181 of official records in the Office of the Recorder of Marion County, Oregon to-wit: APN: R108060 / R108061 LOT 10 AND THE SOUTH 26 FEET OF LOT 11, BLOCK 1, SENECAL ESTATES, MARION COUNTY, OREGON. Commonly known as: 1750 WOODLAND AVENUE, WOODBURN, OR 97071 Both the Beneficiary, Wilmington Trust, N.A., not in its individual capacity, but solely as Trustee for MFRA Trust 2015-1, and the Trustee, Nathan F. Smith, Esq., OSB #120112, have elected to sell the said real property to satisfy the obligations secured by said Trust Deed and notice has been recorded pursuant to Section 86.735(3) of Oregon Revised Statutes. Notice is further given that any person named in Section 86.753 of Oregon Revised Statutes has the right to have the foreclosure proceeding dismissed and the Trust Deed reinstated by payment to the Beneficiary of the entire amount then due (other than such portion of said principal as would not then be due had no default occurred), together with the costs, Trustee’s or attorney’s fees and curing any other default complained of in the Notice of Default by tendering the performance required under the obligation or Trust Deed, at any time prior to five days before the date last set for sale.
