CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: CU-004-18 BROOKWOOD ELEMENTARY SCHOOL REPLACEMENT NOTICE IS HEREBY GIVEN that a public hearing will be held before the Planning and Zoning Hearings Board (PZHB), at or shortly after 6:30 p.m., on Wednesday, October 17, 2018, in Conference Room 113B of the Civic Center, 150 E Main Street, Hillsboro, Oregon. At this hearing, the PZHB will consider a request for Conditional Use approval to allow construction of a new elementary school to replace an existing elementary school located on a site approximately 9.51 acres in size. The proposed 2-story school building will be located on the west side of the existing Brookwood Elementary school, which will be demolished once construction of the new school is complete. The new school building will be approximately 73, 745 square feet and will have 22 classrooms for approximately 600 students. Site improvements include an entry plaza and promenade, turf field, soft and hard surface play areas, covered play areas, outdoor learning areas, and approximately 82 parking spaces with separate bus and parent drop off areas. The applicant has also submitted an application for Development Review (Case File No.: DR-065-18), which is being processed separately under Administrative Review, and is contingent upon approval of this Conditional Use. The property is owned by Hillsboro School District 1J, and the applicant is Mercedes Smith, 3J Consulting, represented by Emil Hameed, Cornerstone Management Group. The subject property is specifically identified as Tax Lot 100 on Washington County Assessor’s Tax Map 1S2-04BD and is generally located north of SE Bentley Street, south of SE Cedar Street, east of SE 37th Avenue and west of SE 40th Court. The applicable approval criteria for a Conditional Use application may be found in Community Development Code (CDC), Section 12.80.020. The staff report on this matter will be available on Wednesday, October 10, 2018 at 4:00 p.m. The staff report, the application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Civic Center, 150 E Main Street, 4th floor, Hillsboro, Oregon.
