TRUSTEE’S NOTICE OF SALE A default has occurred under the terms of a Trust Deed made by Rock Pond Acres, LLC, an Oregon limited liability company, Grantor, First American Title Company of Oregon, the original Trustee, and AMR Investment Group, LLC, Beneficiary, under that certain Trust Deed dated September 27, 2016 and recorded in the records of Clackamas County, Oregon on September 30, 2016 as Document No. 2016-067218 (Trust Deed 1); a Trust Deed made by Eagle Creek Enterprises, Inc., an Oregon corporation, Grantor, First American Title Company of Oregon, the original Trustee, and AMR Investment Group, LLC, Beneficiary, under that certain Trust Deed dated September 27, 2016 and recorded in the records of Clackamas County, Oregon on September 30, 2016 as Document No. 2016-067221 (Trust Deed 2); and a Trust Deed made by Phyllis G. Brinkley PC, an Oregon personal corporation, an Oregon corporation, First American Title Company of Oregon, the original Trustee, and AMR Investment Group, LLC, Beneficiary, under that certain Trust Deed dated September 27, 2016 and recorded in the records of Clackamas County, Oregon on September 30, 2016 as Document No. 2016-067223 (Trust Deed 3). The above-described Trust Deeds concern the following described real property regarding TRUST DEED 1: The land referred to herein below is situated in the County of Clackamas, State of OR, and is described as follows: Beginning at an iron pipe which is North 19deg. 30′ West 35.59 chains from the Southwest corner of the J.B. Chiles Donation Land Claim No. 44 in Section 8, Township 3 South, Range 4 East, of the Willamette Meridian, in the County of Clackamas and State of Oregon; running thence East 13.80 chains to iron pipe; thence North 19deg. 30′ West 23.14 chains to a point at an iron pipe 40 feet due South of the Division line dividing said claim in North and South halves; thence West and parallel to said division line 13.80 chains to West boundary line; thence on West boundary line South 190 30′ East 23.14 chains to place of beginning. TOGETHER WITH part of that tract of land as conveyed to Jack M. Heiple and Ellen Heiple, et ux, as described by Fee No. 74-2 182, Clackamas County Deed Records, lying West of the abandoned Portland Traction Co. right-of-way in the John B. Chiles and Wife Donation Land Claim No. 44, Township 3 South, Range 3 East, of the Willamette Meridian, in the County of Clackamas and State of Oregon, more particularly described as follows: Beginning at a point on the West boundary of the John B. Chiles and wife Donation Land Claim which bears North 19deg. 30′ West 24.45 chains (1613.7 feet) from the Southwest corner of the said claim; thence East along the South line of the Heiple Tract, 1988.75 feet, more or less, to a point on the West line of the abandoned Portland Traction Company Right of Way; thence Northwesterly along the said Westerly line 698.5 feet, more or less, to the North line of the Heiple Tract; thence West along the North line of the Heiple Tract, 2143.7 feet, more or less, to the Northwesterly corner of the Heiple Tract, being also a point on the West line of the Chiles Donation Land Claim; thence South 19deg. 30′ East 735.24 feet, more or less, to the true point of beginning of the tract herein described.
