NOTICE OF PUBLIC HEARING AFFECTING THIS AREA Date: December 4, 2018 Time: 7:00 P.M. Place: Planning Commission Aurora City Hall 21420 Main Street NE Aurora, Oregon 97002 Nature of Application: Nonconforming Use 18-01 Location: Map 41.W.13BA Tax Lot 3100. Commonly known as 21358 Highway 99E, Aurora OR. Name of Applicant: Corcoran Properties, LLC. Zone: Commercial (C) with Historic Commercial Overlay (HCO) Request: Remodel of an existing 368 square foot accessory structure to convert to an accessory dwelling unit. Expansion of the existing 368 square foot accessory structure, considered nonconforming, to a proposed 540 square foot accessory structure. The accessory structure is also considered an existing non-conforming structure as AMC 16.38.040.A. requires, buffering and screening a minimum width of twenty (20) feet shall be required between any nonresidential use in a non-residential zone which abuts a residential use in a residential zone and the existing accessory structure currently has a zero-side yard setback. The applicable criteria and standards from Aurora Municipal Code (AMC) Section 16.14 Commercial Zone, 16.22 Historic Commercial Overlay, and 16.62 Nonconforming Uses are used to review this application. The planning commission’s review will determine if tentative approval of a Non-Conforming Use Expansion will be granted for this application. The public hearing on this matter will be conducted in accordance with the rules of Chapter 2 of the Aurora Municipal Code and the rules of procedure adopted by the City Council. Oral testimony may be presented at the public hearing. At the public hearing, the planning commission will review a staff report, open the public hearing and invite both oral and written testimony. A copy of this application, all documents, all documents and evidence are available for inspection at no cost and copies will be provided at reasonable cost.
