CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: CU-008-18 7-ELEVEN CONVENIENCE STORE AND FILL STATION NOTICE IS HEREBY GIVEN that a public hearing will be held before the Planning and Zoning Hearings Board (PZHB), at or shortly after 6:30 p.m., on Wednesday, December 19, 2018, in the Shirley Huffman Auditorium at the Civic Center, 150 E Main Street, Hillsboro. At this hearing, the PZHB will consider a request for Conditional Use approval to allow an automobile service station in the I-P Industrial Park zone. The applicant proposes to construct a new 2,958 square foot convenience store with eight (8) fueling islands, an overhead canopy, and installation of new underground storage tanks. The applicant will be submitting a subsequent Development Review application, which is a technical review of the development and will implement the Conditional Use approval. The Development Review application will be noticed separately. A Minor Land Partition application (Case File No.: MLP-010-18) is under review to locate the proposed convenience store on a newly created tax lot. The property is owned by Majestic Hillsboro Brookwood, LLC, and the applicant is Karen Wallace, PM Design Group. The subject property is specifically identified as Tax Lot 1300 on Washington County Assessor’s Tax Map 1N2-22B and is generally located north of NE Huffman Street, south of US Hwy 26 (Sunset Highway) and east of NE Brookwood Parkway. The applicable approval criteria for a Conditional Use application may be found in Community Development Code (CDC), Section 12.80.020. The CDC may be viewed online at www.hillsboro-oregon.gov/CommunityDevelopmentCode or in the Planning Department office. The staff report on this matter will be available on Wednesday, December 12, 2018 at 4:00 p.m. The staff report, the application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Civic Center, 150 E Main Street, 4th floor, Hillsboro, Oregon. ORS 197.763 provides that under certain circumstances, the record may remain open or a continuance may be granted upon the request of a participant.
