Public Notice: Notice of Public Hearing: Aurora Planning Commission: Legislative Amendment 2018-01 (LA-18-01).

NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that on Thursday, January 3, 2019 at 7:00 p.m. at Aurora City Hall, 21420 Main Street NE, the Aurora Planning Commission will conduct a public hearing regarding Legislative Amendment 2018-01 (LA-18-01) which proposes to amend sections of the Aurora Municipal Code, Aurora Comprehensive Plan and Aurora Transportation System Plan. At the conclusion of the public hearing, the Planning Commission will make a recommendation to the Aurora City Council regarding the proposed amendments. The City Council will conduct a public hearing to consider adoption of the proposed amendments. The City Council hearing is scheduled for Tuesday, February 12, 2019 at 7:00 p.m., Aurora City Hall, 21420 Main Street NE. The proposed amendments for application LA-18-01 include: — Adoption of new Floor Area Ratio (FAR) standards in residential zones which would limit the total enclosed square footage of structures on a property to 0.4 FAR in the R1 zone and 0.5 FAR in the R2 zone. For example, a 7,500 square foot lot in the R1 zone could have up to 3,000 square feet of floor area, and a 5,000 square foot lot in the R2 zone could have up to 2,500 square feet of floor area. The purpose is to ensure that houses and accessory structures are not disproportionately large in relation to the area of their lots. — For residentially zoned lots larger than two (2) acres, an agricultural building up to 5,000 square feet in size shall be permitted outright; — For places of worship in residential zones, additional housing may be permitted outright or conditionally in addition to a place of worship and in accordance with the development standards of the base zone (this is a result of the approval of Senate Bill 1051); and — Application of an eight (8) foot setback requirement for Historic Commercial Overlay zoned properties when abutting a residential zone. — The addition of a Legacy Street Standard to the Aurora Municipal Code and Aurora Transportation System Plan which provides a narrower alternative to Local Residential Streets for some substandard streets in Aurora that are more in keeping with historic, less developed character of the City. — Amendments to the Aurora Comprehensive Plan Goals and Policies to clarify that the City will only extend urban services to land within the city limits and that land planned for development currently not within the city limits should be required to annex and connect to urban services prior to future or planned. development Person wishing to participate in the public hearing may appear in person or by representative at the date and time listed above.
