CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD-006-18 TIMBERLAND GLEN NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:00 p.m., on Wednesday, February 27, 2019, in the Shirley Huffman Auditorium of the Civic Center, 150 E Main Street, Hillsboro, Oregon. At this hearing, the Commission will consider a request for preliminary plat approval for a five-lot single family residential Planned Unit Development (PUD) on one property approximately 1.17 acres in size. The newly created lots would consist of five detached single family homes and an open space containing a wetland. The applicant also requests approval of Major Adjustments to certain development standards of the SFR-7 Single Family Residential zone, including density, lot area, lot width, and side yard setbacks. The existing home on the site will remain as one lot within the proposed PUD. Site improvements include associated parking, landscaping, and utilities. A separate application for a Significant Natural Resources Permit (SNRP), Case File No.: SNRP-002-18, was also submitted and will be reviewed concurrently with this PUD. The property owner is Steve Brown, Timberland Homes, and the applicant is Matt Newman, NW Engineers. The subject property can be specifically identified as Tax Lot 1600 on Washington County Assessor’s Tax Map 1N3-25AB and is generally located north of NW Donegal Place, south of NW Camp Ireland Street, and west of NW 3rd Avenue (formerly NW 313th Avenue). The applicable criteria for this application are included in Section 12.80.120 of the Community Development Code (CDC), and in Section 12.80.156 for Major Adjustments. The staff report on this matter will be available on Wednesday, February 20, 2019 at 4:00 p.m. The staff report, the application materials, and the applicable criteria are available for public inspection at no cost, or copies can be provided at reasonable cost, from 8:00 a.m. to 5:00 p.m. weekdays, excluding holidays, in the Planning Department at the Civic Center, 150 E Main Street, 4th floor, Hillsboro, Oregon. All interested persons are invited to attend this meeting and will be given an opportunity to be heard concerning the proposal. ORS 197.763 provides that under certain circumstances, the record may remain open or a continuance may be granted upon the request of a participant. Telephone conversations cannot be accepted as testimony. Please reference the Case File No. on all written testimony. Pursuant to ORS 197.763, failure to raise an issue at the final evidentiary hearing, or by close of the record, in person or by letter, or failure to provide statements or evidence sufficient to afford the decision maker an opportunity to respond to the issue precludes appeal to the Land Use Board of Appeals based on that issue.
