CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD-004-19 RIVERBEND NO. 2 NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, at or shortly after 6:00 p.m., on Wednesday, July 10, 2019, in the Shirley Huffman Auditorium of the Civic Center, 150 E Main Street, Hillsboro, Oregon. At this hearing, the Commission will consider a request for preliminary plat approval for for a 26-lot single-family residential Planned Unit Development (PUD) located within the Witch Hazel Village Community Plan on three properties totaling approximately 12.10 acres in size. The newly created lots would consist of detached single-family homes ranging in size from 2,852 square feet to 5,022 square feet. The applicant also requests approval of Major Adjustments to certain development standards of the MFR-1 Multi-Family Residential zone, including density, lot size, front and side yard setbacks, and window glazing standards. The existing home on Tax Lot 802 will remain as one lot within the proposed PUD. Site improvements include associated parking, pedestrian connections, landscaping, and utilities. The applicant has also submitted a Property Line Adjustment (PLA) application between Tax Lots 802 and 808 (Case File No.: PLA-007-19) which is currently under review. The PLA separates the existing home on Tax Lot 802 from the area north of the drainage channel, which will be subdivided through this request. The property owners are Karen Summerall, Robert & Claudia Hale, and David & Sandra Rardon, and the applicant is Niki Munson, Riverside Homes, represented by Matt Spraque, Pioneer Design Group. The subject properties can be specifically identified as Tax Lots 802, 807 and 808 on Washington County Assessor’s Tax Map 1S2-16A and is generally located north of the Hillsboro Urban Growth Boundary, south of SE Oakhurst Street, east of the Tualatin River, and west of SE River Road. The applicable criteria for this application are included in Section 12.80.120 of the Community Development Code (CDC), and in Section 12.80.156 for Major Adjustments.
