CITY OF HILLSBORO NOTICE OF PUBLIC HEARING CASE FILE NO.: PUD-003-21 REED’S CROSSING PHASE 2 NOTICE IS HEREBY GIVEN that a public hearing will be held before the Hillsboro Planning Commission, through a Zoom virtual meeting at or shortly after 6:00 p.m., on Wednesday, September 22, 2021. At this hearing, the Planning Commission will consider a request for concept plan and preliminary plat approval for Phase 2 of the approved Reed’s Crossing Planned Unit Development (PUD), (Case File No.: PUD-006-15). This request consists of a consolidated application that includes (1) PUD Concept Plans for the 72.45-acre site, (2) a Subdivision application for 485 single-family residential lots, (3) a Zone Change to move the boundary of the MU-VTC zone to the centerline of SE Crescent Avenue, and (4) a Development Review application for the attached residential units and optional Accessory Dwelling Units (ADUs), and stockpiles. The applicant is also proposing Major and Minor Adjustments to the lot development standards for the MFR-1 Multi-Family Residential, SFR-4.5 Single Family Residential, SFR-6 Single Family Residential and MU-VTC Mixed Use-Village Town center zones. Proposed site improvements will set circulation patterns for vehicles, bicycles, pedestrians, and utilities. The property owner and applicant is Eric Peterson, GLC South Hillsboro, represented by Mimi Doukas, AKS Engineering & Forestry, LLC. The subject property is specifically identified as Tax Lot 1800 on Washington County Assessor’s Tax Map 1S2-11 and is generally located north of SE Blanton Street, south of SE Cornelius Pass Road, and east of SE Reed Drive. The applicable approval criteria for this PUD may be found in Section 12.80.120 of the Community Development Code (CDC), Section 12.80.168 for the Zone Change application, Section 12.80.040 for the Development Review application and in Sections 12.80.154 and 12.80.156 for Minor and Major Adjustments. The complete application, staff report and responses to all related criteria for this application will be available by 4:00 p.m. on Wednesday, September 15, 2021. All interested persons are invited to attend this virtual hearing on Zoom (instructions below) and will be given an opportunity to be heard concerning the proposal.
