Notice of Default and Trustee’s Sale (Non-residential property) Pursuant to ORS 86.752, the undersigned Beneficiary gives the following notice: 1. Grantor: JOE DUNNE (aka Joseph L. Dunne) Trustee: RICHARD A. WEILL, an active member of the Oregon State Bar, Successor Trustee. Beneficiary: FRED ACCUARDI 2. Description of property: (commonly known as 231 SW 5th Ave, Portland OR) All that certain real property in the County of Multnomah, State of Oregon, described as follows: A parcel of land lying in Lots 3 and 4, Block 27, CARUTHERS ADDITION TO CARUTHERS ADDITION TO THE CITY OF PORTLAND, in the City of Portland, County of Multnomah and State of Oregon and being a portion of that certain property described in Deed to the State of Oregon, by and through its State Highway Commission, recorded November 23, 1962 in Book 2144, page 374, Multnomah County Deed Records, the said parcel being more particularly described as follows: Beginning on the South line of said Lot 4, at a point 5 feet West of the Southeast corner of said Lot 4; thence Northwesterly in a straight line to the Northwest corner of said property; thence East along the North line of said property, a distance of 26 feet; thence Southeasterly in a straight line to the North line of said Lot 4 at a point 12 feet West of the Northeast corner of said Lot 4; thence Southerly in a straight line to the place of beginning. 3. Description of default: Failure to make monthly payments November, December 2019, failure to pay real/personal property taxes for 2018-2019, and 2019-2020, allowing personal tax liens and judgment to attach to property. 5. Sum owing on the obligation secured by trust deed: $489,616.32 with accruing interest at 5% from 10/15/19 until paid, plus accrued real estate taxes. 6. The beneficiary has declared all sums due and the beneficiary and trustee have elected to foreclose the trust deed pursuant to ORS 86.705-86.795. 7. The date, time and place of the trust deed sale is: April 20, 2020, 11:00 am, at the office of the successor trustee, 102 W Historic Columbia River Hwy, Troutdale OR 97060-2033, (503) 492-8911, rawpc@aol.com which address is also the successor trustee’s mailing address. At said sale the property will be sold to satisfy the obligation. 8.
